Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), summed it up well: “Homebuyers are in the best position in more than five years to find the right home and negotiate for a better price. Current inventory is at its highest since May 2020, during the COVID lockdown.”

In fact, when compared to the pre-pandemic years (2017–2019), the South and West have not only recovered but surpassed typical inventory levels. The Northeast and Midwest are still catching up, but even in those regions, buyers are seeing far more listings than they have in several years.
More inventory is good news for anyone thinking about making a move. With increased supply and fewer bidding wars, sellers are more open to negotiation—giving buyers leverage that hasn’t been available in quite some time.
